Corporate Project Development Coordinator

Job Description:

This position reports to and assists the Vice Presidents and Directors of Construction & Real Estate, in implementation of the Smart & Final Opening and Completion Plans for all projects approved by management. Directs the construction administration duties for several concurrent projects; determines what directions are necessary to assure compliance with contractual requirements and conditions from real estate package through construction phases.

Minimum requirements:

Candidates must have an Associate’s Degree (A.A.) (or equivalent) from a two year college or technical school plus 2 - 4 years of property management work experience, including lease administration and knowledge of real estate law, and Calif. RE License, RPA or CPM a plus.

Specific duties include, but are not limited to:

  • Direct the receipt and distribution of construction contracts and real estate packages and AFC approvals
  • Manage the document processing from site approval through final draw payment, that includes all new and remodel projects
  • Design, direct and manage statistical status reports on a weekly, monthly and quarterly basis, supervise the implementation of the new store openings and remodels as provided by management
  • Interface with the Property Management, Property Accounting, Legal Services, Loss Prevention, IS, Merchandising, Maintenance, Marketing, and Purchasing departments
  • Manage and review files, forward contracts, change orders, and requests for progress payments to project managers. In conjunction with Purchasing, authorize national contracts
  • Direct daily activities for new stores, relocations and remodels , In conjunction with Real Estate, Construction and Legal Depts
  • Track the progress of all permits, business and liquor licenses, ensure the information is readily available and accurate, and authorize the release of the information. Issue a “Letter to Proceed with Construction”, and "Ground-Breaking Letter of Notification"
  • Directs construction timeline, notification request for equipment delivery to all vendors, and equipment deliveries to job sites
  • Manage construction activities, maintain a historic records “spread-sheet” on all costs ,and determine when a store has secured a certification of OCC

Candidates must possess the following skills:

  • Proficient in Excel
  • Strong communication skills, both written and verbal
  • Experience working with budgets
